Real Estate Roundup: Siemens moves tech group to Beaverton

Technology giant Siemens USA has moved its business technology unit to new offices in Beaverton.

The company signed a new lease for 19,230 square feet of office and flex space in the Ridgeview A Building at Cornell Oaks Corporate Center. It expects to move from its current Portland location by early June.

Trevor Kafoury, Jason Green and Tiffany Rupprecht of CB Richard Ellis brokered the deal between Siemens and the property owner, PS Business Parks LP.
Office leasing
  • One Pacific Corp., a Vancouver developer, subleased 10,850 square feet at Indy Plaza, 1406 S.E. 164th Ave. Tamara Fuller and Doub Bartocci brokered the deal.
  • The Pacific Cataract & Laser Institute Inc. P.C. leased 10,000 square feet at The Lovejoy, 1331 N.W. Lovejoy St., a Unico Properties project in development in the Pearl District. Lindsay Murphy of Apex represented Pacific Cataract; Mark Friel, Buzz Ellis and Ben McInnis of Pacific Real Estate Partners Inc. represented Unico.
  • The American Red Cross leased 8,357 square feet at Vancouver Square at the Mall, 5109 N.E. 82nd Ave., in Vancouver. Jan Bottcher of CB Richard Ellis represented the Red Cross; the landlord was self-represented.
  • The Oregon Department of Human Services leased 7,500 square feet at the Northwest 14th and Hoyt building, 600 N.W. 14th Ave. Mark Friel of Pacific Real Estate Partners Inc. brokered the transaction.
  • SportsOne Inc. signed a new lease for 4,521 square feet at Peterkort Centre II, 9755 S.W. Barnes Road. Trevor Kafoury and Jason Green of CB Richard Ellis represented the lessor, First Horizon Home Loans; Greg Gonzalez of NAI Norris Beggs & Simpson represented SportsOne.
  • Wells Capital Management Inc. renewed a lease for 4,460 square feet at Kruse Woods II, 5335 S.W. Meadows Drive. Tom Fellman of CB Richard Ellis represented Wells Capital; the landlord, OR-Kruse Woods LLC, was self-represented.
  • Motus Recruiting & Staffing LLC leased 3,298 square feet at 4800 Meadows, in the Kruse Way submarket at Lake Oswego. Jacob Johnson of PREM Group represented Motus; Jeff Sholian and Buzz Ellis of Pacific Real Estate Partners Inc. represented the landlord, OR-Meadows Lake Oswego LLC.
  • IGI Resources, a subsidiary of energy giant BP Corp., leased 3,015 square feet at The Columbian's new building, 415 W. Sixth St., Vancouver. Tamara Fuller of NAI Norris, Beggs & Simpson represented The Columbian Publishing Co.; IGI was represented by Jones Lang LaSalle.
  • Wachovia Securities signed a new lease for 2,700 square feet of office space at 217 W. Evergreen Blvd., Vancouver. Trevor Kafoury and Jason Green of CB Richard Ellis represented Wachovia; Cana Realty Group Inc., the owner, was self-represented.
  • SplashCast Corp., a Portland firm specializing in online marketing to teens and young adults, signed a 37-month lease for 2,632 square feet at the Merchant Hotel Building, 121 N.W. Second Ave. Ryan Livesay and Steve Marcy of Integrated Corporate Property Services represented SplashCast; Casey Pileggi of Macadam Forbes represented the owner, the Bill Naito Co.
Retail
  • Austin, Texas-based Whole Foods Market opens its first new Portland store on Wednesday at Hillsboro's Tanasbourne Market Center, 19440 N.W. Cornell Road. The 54,000-square-foot store combines upscale departments with a number of in-store features such as a gelato bar, pizza oven, full-service coffee and bakery. Opening ceremonies begin at 8 a.m. and the store opens at 8:10 a.m. Whole Foods (NASDAQ: WFMI) has 270 stores in the U.S., Canada and the United Kingdom.
  • Brown Group Retail Inc., a Madison, Wis.-based shoe retailer, signed a new lease for 6,018 square feet at the Ross Center, 11211 S.E. 82nd Ave., Portland. Bob Dunn of CB Richard Ellis represented the landlord, EMC4 LLC; Lisa Fisher and Ann Hecht of Cushman & Wakefield represented Brown Group.
  • Lane Bryant signed a new lease for 5,000 square feet at Vancouver's Hazel Dell Towne Center. The Bensalem, Penn.-based clothing retailer plans to move in by early September. Melissa Darm and Marc Strabic of CB Richard Ellis represented the owner, Pine Tree-Sau Hazel Dell LLC; Ron Dowhaniuk of Staubach Retail Services Northwest LLC represented Lane Bryant.
  • FedEx Kinko's OFC & Print Services signed a new lease for 3,095 square feet at 437 N.W. 23rd Ave. Melissa Darm and Jim Parsons of CB Richard Ellis represented FedEx Kinko's; Mert Meeker of MBM Properties represented the Eugene-based owner, Flanders Street Building.
Industrial leases
Bridgeport Brewing renewed its lease for 49,150 square feet at 2840 N.E. Riverside Way in Portland. Don Ossey and Nick Kucha of Capacity Commercial Group brokered the deal between Bridgeport and the landlord, Paul A. Willsie Co. Six States Distributors Inc. renewed its lease for 23,342 square feet of warehouse and distribution space at 6011 N.E. Columbia Blvd. in Portland. Stuart Skaug of CB Richard Ellis represented Six States, which specializes in vehicle parts and supplies. Tony Reser, Tom Talbot and Sean McCarty of GVA Kidder Mathews represented the lessor, LIT Industrial L.P.
Of note
The future home of La Rosa Authentic Mexican Kitchen at Bend's NorthWest Crossing neighborhood has earned the U.S. Green Building Council's Leadership in Energy and Environmental Design for Core and Shell certification at the "silver" level. The 3,000 square foot single story building was designed by Steel Associates.
